Hail and storms.
Oklahoma storms and hail damage shingles, flashing and vents, letting water into attics and onto ceilings, sometimes weeks before a stain appears.
Controlled Overhead Drainage & Seamless Sheetrock Rebuild.
A stained, bubbling or sagging ceiling is holding water, and water is heavy enough to bring it down. Our Tulsa crews make the area safe, drain trapped water in a controlled way, cut out wet drywall and insulation that cannot be saved, dry the framing and rebuild the ceiling to match the rest of the room. We answer 24 hours a day.
Act Fast, Stay Safe
A ceiling holding water can fall suddenly.
to that room at the breaker if you can reach the panel safely and are not standing in water. Do not use ceiling lights or fans that are wet or near the leak.
If it is plumbing, shut off the main water valve. If it is the roof, call a roofer for a temporary tarp.
under the leak and move furniture away.
with power off, eye protection on and a bucket directly below, a small hole at the lowest point of the bulge lets water drain slowly. If it is large, near a light fixture or fan, or you are unsure, wait for a professional.
the ceiling, the stain and the source before anything is moved.
Do not stand under a sagging ceiling. Do not poke the middle of a large bulge. Do not use a heat gun to "dry" it.
Know the Urgency
| What you see | Urgency | What it means |
|---|---|---|
| Faint dry stain, no change in days | Low | Old leak. Still find the source |
| Stain that grows or darkens | High | Active leak |
| Bubbling or peeling paint | High | Water behind the surface |
| Bulging or sagging | Emergency | Trapped water, possible collapse |
| Dripping | Emergency | Active leak, possible electrical risk |
| Musty smell | High | Wet materials, possible mold |
Find the Cause
| Likely source | Clues |
|---|---|
| Roof leak | Appears after rain or hail, near exterior walls, chimneys, vents or the roof valley |
| Plumbing leak from above | Under an upstairs bathroom or kitchen, appears at any time, may be tied to using water. See Burst & Frozen Pipe Cleanup |
| Water heater or appliance above | Near an attic or upstairs water heater, washing machine or dishwasher |
| AC condensation | Under ducts or the air handler, worse in humid weather, often with dripping from vents |
| Bathroom fan or duct | Near a fan, with a disconnected or uninsulated duct in the attic |
| Condensation in the attic | Stains in winter, frost melt, poor ventilation |
Brown rings with a darker outer edge usually mean repeated wetting. A simple water meter check, with everything off, can show if a pipe is leaking.
Why It Is Dangerous
Drywall is a gypsum core wrapped in paper. When it soaks, the gypsum softens and the paper loses strength, so the drywall can no longer hold its own weight or the weight of water above it. Screws pull through the softened board, and the ceiling can drop in sections.
| Item | Approximate weight |
|---|---|
| 1 gallon of water | about 8.3 pounds |
| 10 gallons of water | about 83 pounds |
| 25 gallons of water | about 208 pounds |
| 1/2" drywall, one 4x8 sheet | about 50 to 60 pounds, dry |
| Wet insulation | many times heavier than dry |
A ceiling holding 10 gallons over a few square feet is carrying the weight of a person, on top of the drywall's own weight. That is why bulges are treated as emergencies.
Save or Replace
| Condition | Usually |
|---|---|
| Clean water, small stain, hard and not sagging, caught early | Often dried in place |
| Soft, crumbling or swollen | Replace |
| Bowed or sagging | Replace (and drain first) |
| Water was contaminated (sewage, roof runoff through dirty insulation) | Replace |
| Wet more than about 48 hours, or mold present | Replace |
| Wet insulation above it | Insulation removed, drywall case by case |
| Plaster and lath | Often dried carefully when possible, replaced if cracked or loose |
Drying saves cost when it works. We measure moisture first and tell you which it is. See Water Mitigation for how drying is done.
The Hidden Problem
How We Work
We look for collapse risk and electrical hazards and make the area safe.
Trapped water is drained into containers while floors and belongings are protected.
Moisture meters and a thermal camera map wet ceilings and walls. Water often runs down walls and behind baseboards.
Wet drywall, plaster and insulation are cut out in a controlled way, often along joist lines, and bagged.
Air movers and dehumidifiers dry joists, studs and decking. See Water Mitigation.
Moisture readings are taken until framing and nearby materials reach dry standard.
New drywall, taped and finished, with texture and paint, as needed.
If the leak was longer than 48 hours, we recommend an inspection. See Mold Inspection & Testing.
Paint the Right Way
Not until the cause is fixed and the ceiling is fully dry. Painting over a damp ceiling traps moisture and mold, and the stain often bleeds through.
When the leak is fixed and materials test dry:
If the stain returns after painting, there is still a leak or a damp material.
Invisible Repairs
Ceilings in Tulsa homes commonly have orange peel, knockdown, smooth, or older popcorn textures. A patch is blended into the existing texture and the whole ceiling is usually repainted so the repair does not show. Matching texture is part skill and part testing on a sample.
Popcorn ceilings and asbestos: popcorn texture applied before about 1980 can contain asbestos, and older plaster or joint compound may too. Do not scrape, sand or cut it yourself. Have it tested before repairs. Homes before 1978 may also have lead paint. See EPA guidance on asbestos and lead.
Local Knowledge
Oklahoma storms and hail damage shingles, flashing and vents, letting water into attics and onto ceilings, sometimes weeks before a stain appears.
In South Tulsa, Jenks, Bixby and Broken Arrow, upstairs bathroom and laundry lines run over ceilings below. A failed supply line or toilet leak can come through quickly.
Midtown, Maple Ridge, Florence Park, Brookside and Cherry Street have older roofs, plaster ceilings and aging plumbing.
Summer dew points in Oklahoma are often in the 70s F. Cold AC ducts in hot attics can sweat and drip onto ceilings.
Burst attic pipes release water onto ceilings below. See Burst & Frozen Pipe Cleanup.
Condensation and disconnected bathroom fan ducts cause stains that look like roof leaks.
Storm Damage
After storms, door-to-door contractors often appear. Be careful:
We handle the water damage inside. Roof repair is done by a roofer, and we can coordinate.
Insurance Claims
Sudden and accidental water, such as a burst pipe or storm-damaged roof, is commonly covered. Gradual leaks and lack of maintenance often are not.
We provide photos, moisture readings and a record of the work, and work with your adjuster. Coverage is decided by your insurer. Questions about your coverage? Call (918) 347-0890.

Ceiling Damage FAQ
Only if the drywall is sound, the leak is fixed and moisture readings are normal. Soft, sagging or stained-through drywall should be replaced, and stains need a stain-blocking primer.
Keep people out from under it, turn off power to the room if it is safe, stop the water source, place buckets, take photos and call a professional.
Sometimes, with power off, eye protection and a bucket below, at the lowest point of a small bulge. If the bulge is large, near a light fixture or fan, or you are unsure, wait for a professional.
We identify the texture, such as orange peel, knockdown or smooth, test a sample, blend the patch and usually repaint the full ceiling. Popcorn texture from before 1980 should be tested for asbestos first.
Mold can begin in about 24 to 48 hours on wet materials. See Mold Remediation.
Drying usually takes several days, and repair adds a few days for drywall, texture and paint.
Usually, if it is wet. Wet insulation holds water and can grow mold.
No. Plumbing, appliances, AC condensation and bathroom fan ducts also cause stains. Finding the real source prevents repeat damage.
Often, for sudden and accidental causes like a burst pipe or storm damage. Gradual leaks are often excluded. Check your policy and call your insurer.
Usually not, unless there is a collapse risk, a power issue or a large amount of wet material. We will advise you.
